What Documents Should I Collect Before Signing a Retirement Home Agreement in Kerala?
Why collect rather than just view
Being shown a document briefly during a sales visit and being given your own copy are different things. Ask for photographs or copies of everything below — a legitimate operator has no reason to refuse, and how they respond to the request is itself informative.
Documents to collect before signing or paying a deposit

- K-RERA registration number, verified independently on the K-RERA portal, if you're buying or leasing a unit
- The full written fee structure, including any deposit, exactly as required to be communicated before admission

- The name of the specific tie-up hospital, and confirmation of ambulance arrangements
- For an ownership-model unit: independent confirmation of land title, free of pending litigation
Research gaps
"Tripartite agreements" between a developer, an operator and a resident are sometimes referenced in senior-living marketing material as a required document. This research did not find that term used in Kerala's own Social Justice Department guidelines — it may be a private contractual practice some operators use, not a state-mandated document. If an operator refers to one, ask what it specifically covers rather than assuming it corresponds to a legal requirement.
